A small part of our database. The full list, including off-market listings, is shared during a consultation.

A bright apartment in a twelve-unit boutique building, full-height windows onto a courtyard of plane trees, private parking and a storage room.

Twenty-second floor with a floor-to-ceiling sea view. The building is delivered, the paperwork is clean, and it works well for short-term rental.

A new build from a developer with a delivery record. Metro seven minutes on foot, a school and a park nearby.

A detached house on a 600 m² plot with a pool and a double garage. Eight minutes on foot to the sea, fifteen by car to the airport.

An apartment in a complex by the lift. Occupancy is high through the ski season, and in summer it works as a hiking base.

Four-metre ceilings, restored plasterwork and completely new utilities. The balcony looks out over the rooftops of the Old Town.
Nothing quite right? We also have access to property that never reaches the public listings.

What we do
From the first call to title registration. You do not have to fly in: we show properties over video and can close the deal under a power of attorney.
We start with your goal and budget, filter out the noise and bring a shortlist of five to seven options instead of a hundred links.
We verify the owner, encumbrances, utility debts and the building permit. If the title is not clean, there is no deal.
We know actual transaction prices, not asking prices. We negotiate for you and lock the terms into the contract.
Contract, payment, House of Justice, registration. We are there in person, with an interpreter, in a single visit.
We model the yield before you buy: rental rate, occupancy, management costs. After the deal we help you rent it out.
We explain when a purchase can support a residence permit application and hand you over to lawyers we trust.
Why Georgia
Georgia is one of the simplest property markets in the region for a foreign buyer. These are the points that usually settle the question.
1 day
Ownership is registered at the House of Justice within one business day, or a few hours on an express tariff.
100%
A foreigner buys an apartment or a house in their own name, with no resident partner and no special permit.
5-9%
Indicative annual yield across Georgia. We calculate the exact figure for a specific property in advance.
$100,000
A purchase at or above this amount can support a residence permit application. Conditions are checked case by case.
This information is provided for guidance only and is not legal or investment advice. We verify current requirements for your specific situation.

About us
LEVEL UP + is a real estate agency based in Georgia. We have been working since 2020 and have closed more than 200 deals, from rental apartments to spacious family houses and coastal villas.
We do not list everything we can get our hands on. Before a property reaches a client, we visit it ourselves and check the documents and the building history. If a developer is behind schedule or the permit is questionable, you hear it from us rather than from the neighbours after the purchase.
We are paid a transaction fee, not a developer bonus. That is why it pays for us that you buy something that genuinely fits, and come back for a second property.
A good deal is one the client is still happy with a year later.
How we work
A twenty minute call: budget, district and the purpose of the purchase - living, renting out or resale.
Within two or three days you get five to seven properties with the honest upsides and downsides of each.
In person or over video. We ask the developer the awkward questions so you do not have to.
Legal due diligence, price and terms negotiation, contract preparation.
Payment, House of Justice, registration. We stay in touch after the handover too.
Testimonials
We bought an apartment in Georgia remotely, from Almaty. They showed six options over video and talked us out of two buildings with messy paperwork. The deal closed under a power of attorney in a week.
We had been looking for a family house in Georgia on our own for almost a year with nothing to show for it. Here we had a sane shortlist in three days and bought the third property on it.
I appreciated that nobody pushed me. They calmly explained why the flat I liked would rent badly. I bought a different one and the yield came out as promised.
Questions
Yes. A citizen of almost any country can buy an apartment, a house or commercial premises in their own name without extra permits. Restrictions apply only to agricultural land.
Not necessarily. We show properties over video and close under a notarised power of attorney. Many clients arrive only after the title has been registered.
The fee is agreed before we start and written into the contract. No hidden percentages appear at closing.
We pull the registry extract, verify the owner and any encumbrances, confirm the building permit and utility debts, and for new builds we review how the developer delivered previous phases.
Rental studios in resort towns start around 60,000 dollars, apartments in decent districts of the bigger cities from roughly 100,000. Some new builds are sold with developer instalment plans.
Yes. We suggest a realistic rate, help prepare the apartment and introduce you to the management company we work with. You can also self-manage, and we will explain how.
